The City is requesting Expressions of Interest for developing the property at 4210 Fourth Avenue, the site of the former Municipal Services Building (MSB).
The 0.75-hectare lot is currently undergoing environmental assessment following the demolition of the former MSB in 2025.
The property is zoned CM2x, mixed-use commercial. In 2024, City Council approved a rezoning of the property to increase the maximum building height to 30 metres and ensure the redevelopment of the site includes residential use.
