A proposed new Zoning Bylaw is being considered by City Council.
A Public Hearing has been set for Monday, December 8 in Council Chambers at City Hall. Residents are invited to share their thoughts on the proposed new Zoning Bylaw directly with City Council.
Residents can also provide feedback by emailing [email protected].
The Zoning Bylaw governs what kind of development can occur and how property and land can be used within the city.
The proposed updates to the Zoning Bylaw are designed to:
- Enable more housing development
- Promote transit use and neighbourhood walkability
- Support local food and urban agriculture
- Promote sustainable development
- Increase efficient use of land within Whitehorse
- Increase clarity and transparency around development processes
Changes included in the proposed Bylaw include:
- Updated parking requirements for housing developments
- New regulations for short-term rentals in residential and commercial zones
- Relaxed building height, site coverage, and parking requirements to support housing density
- Incorporating modern urban design principles for winter cities, pedestrian access, and to address light pollution
The proposed new Zoning Bylaw reflects significant engagement with residents, stakeholders and experts in community planning over the past two years as well as best practices in municipal governance. The Zoning Bylaw is being updated to align with the Whitehorse 2040 Official Community Plan that was adopted in 2023.
